This is the most important question in any roofing assessment, and we take it seriously. Our recommendation is based on the actual condition of your roof, not on which option generates more revenue.
Repair is usually the right choice when: damage is isolated to a specific area, the structural decking is solid, the rest of the roofing material is in reasonable condition, and the roof has significant remaining life. A well-done repair on a structurally sound roof is money well spent.
Replacement makes more economic sense when: multiple areas are failing, the decking itself is rotted or soft, the roof is old enough that a new problem will appear near every repair, or the extent of storm damage means most of the material needs to come off anyway. In those cases, continued repair spending delays an inevitable replacement while adding up in cost.

Standing seam panels lock together at raised seams with all fasteners hidden inside. No fastener penetrates the exposed panel face, eliminating the main maintenance point of metal roofing over time. Standing seam is the premium system — best for lower-pitch roofs, commercial applications, and homeowners who want the longest possible service life with minimal maintenance.
Exposed fastener panels (R-panel, screw-down) are installed with visible fasteners through the panel face using neoprene sealing washers. They’re proven, cost-effective, and widely used on homes, barns, and outbuildings throughout Tennessee. Periodic fastener inspection extends the roof’s life. Architectural asphalt shingles are a solid replacement option for homeowners where upfront cost is the primary consideration or the home’s style calls for a traditional roofing appearance. We install dimensional architectural shingles for residential roof replacement — tear-off of existing material, full deck inspection and repair, proper underlayment, and correctly installed flashing throughout. Architectural shingles are rated for 25–30 years and handle Tennessee weather well when properly installed and ventilated.

Steep pitches, multiple valleys, or large footprints add time. We give you a realistic timeline in your written estimate.
In most Tennessee counties, a permit is required for a full roof replacement. Requirements vary by county and scope of work. We handle the permit process as part of the project so you don’t have to navigate that yourself.
An overlay installs new roofing material directly over the existing material without removing it. A tear-off replacement removes all existing material before installing new roofing. We do tear-offs. Overlays hide what’s underneath—if the decking has rot, damaged areas, or underlying moisture issues, an overlay won’t catch or fix them. The added weight of a second layer also puts more stress on the structure over time.
Spring and fall offer the most comfortable working conditions—moderate temperatures make materials easier to handle and seal properly. Summer heat is manageable but intense. We work year-round, though we’re careful with metal installation during extreme cold snaps, as thermal expansion and contraction affect how panels behave during installation.
